Zoning

The City of Brantford's Zoning By-law guides development and implements the policies of the Official Plan. Property use, the location and height of buildings on a lot, parking requirements, and open space are examples of elements regulated by the by-law. The by-law is continuously updated as Council approves amendments.

Information regarding the zoning of a property and permitted uses of a property can be made available through a submission of a zoning compliance request. If a survey for the property is provided, it will confirm if the buildings are in compliance with development regulations of the zoning by-law. The fee for this service is $90.40 (including HST).

To apply for a Zoning by-law amendment, complete the Zoning by-law amendment application. We strongly recommend you meet with our Planning Department prior to filling out the application and review the application fees.

Printed copies of the Zoning By-law can be purchased from Brantford City Hall on for $65.

Former Zoning By-laws

  • Zoning Bylaw 160-90 – this bylaw covered most of the city from 1990 to 2024.
  • Zoning Bylaw 61-16 – this bylaw applied to the section of Brantford transferred from the County in 2017. 

Appeals

At the Ontario Land Tribunal (OLT) hearing March 4, 2025, the tribunal approved a motion to scope the Zoning By-law appeals and deem the Zoning By-law (124-2024) to be in force and effect as of Sept 24, 2024 (when it was passed by Council) save and except for the site-specific appeals. The City has created an updated Zoning Bylaw (124-2024) in force and effect that visually marks properties that remain under site-specific appeal.
